Property Prices Surge in DKBA Territory as Businesses, Scam Hubs Relocate
Rental prices for land, housing, and commercial properties have skyrocketed in Karen State’s Sonseemyaing and Taungni villages as businesses and telecom scam operations relocate away from active frontlines, local real estate sources said.

Sonseemyaing, located south of Myawaddy town, serves as the headquarters for the Democratic Karen Benevolent Army (DKBA), a junta-aligned ethnic armed group.
Before heavy fighting broke out across Myawaddy Township in March 2025, monthly property rents in the area averaged 2,000-3,000 Thai baht ($55–$85 USD).
Rents have since surged to 50,000-500,000 baht ($1,400–$14,000 USD) as landowners convert agricultural plots into commercial real estate.
The dramatic price surge follows a mass influx of businesses fleeing active conflict in nearby Minletpan, Hpalu, and Ingyinmyaing villages.
Residents reported that cyber-scam syndicates have shifted operations into the surrounding Dawna Mountain range to evade international scrutiny and recent junta demolition campaigns in major compounds like Shwe Kokko and KK Park.
The shift has driven intense demand for logistics warehouses, cross-border parcel storage, and food services catering to foreign workers, particularly Chinese nationals.
While the junta claims to be cracking down on illicit cyber centers along the border, local civil society organizations note that authorities have failed to investigate or disrupt the newly established operations within DKBA-controlled mountain sanctuaries.
